Unfortunately we are unable to swap our house over the Christmas period as we have an ageing mother who places great importance on the family being together over the Christmas Holidays.

In mid we would be interested to swap in the UK and/or France.

We have a four bedroom 25 year old home in the leafy harbour side suburb of Vaucluse/Watsons Bay which is directly East of Sydney and 250 metres from the Sydney Harbour beach of Watson's Bay.

The ground floor of our home has a family room/kitchen (air conditioned with microwave/dishwasher and HD LCD TV; DVD/VCR) with a separate lounge and dining room, a bathroom (shower & toilet only), bedroom and laundry.

On the second level there are three bedrooms (one with an en-suite, air conditioning and king sized bed), a bathroom (bath and shower base with screen), a separate toilet and a study.

The top level is accessible by spiral staircase to an attic room which has a balcony with harbour views across Sow & Pigs Reef (see pictures) in the centre of Sydney Harbour to the suburb of Mosman on the northern shore of the harbour.

The house is comfortable, although the carpets on the first floor could do with replacing.

There is a small rear garden with clothes line and a gas BBQ.

Our house is on its own block of land (370m²) in a quiet location almost at the end of a cul-de-sac containing thirteen houses. Parking is not a problem.

Free wireless Broadband Cable Internet is available. Australian telephone calls are also free and can be used to phone any land line within Australia with free calls to Optus mobile phones.

The picturesque Sydney harbour beach of Watson's Bay/Gibson's Beach is an easy 250 metre stroll. An enclosed public swimming baths is a 425 metres walk.

Opposite the baths is the Watson's Bay Tea Gardens, were you can stop for a coffee.

South Head National Park is a 700 metre walk. Historic Camp Cove is a 1,200 metre level walk.

The Hornby Lighthouse, at the entrance to Sydney Harbour, on the tip of “South Head”, is a further 750 metres. There are also two 1853 Gun Pits and fortifications next to the lighthouse.

Watson's Bay Village shops are 600 metres away, which also include Thai and Italian restaurants.

The Pub and Doyle’s fish restaurant is 575 metres as you walk along the harbour beaches (Gibson’s and Watson's Bay).

You also pass-by the Vaucluse Yacht Club and the Dunbar Café Restaurant just before Doyle’s, the wharf and the Pub.

Public transport (324, 325 & 380 bus) is close-by. There is a 150 metre level walk to the 325 bus and 300 metres to the 324 and 380 bus. The 324 & 325 buses go to Rose Bay, Double Bay and then onto the City. The 380 goes to Bondi Beach, Bondi Junction, Paddington and then to the City.

The city ferry is an easy 600 metres stroll and stops at Rose Bay, Double Bay and Garden Island (Naval Museum) on its way to Circular Quay (Sydney Cove).

Bondi Beach is 7 minutes by car.

Car exchange of an old, but reliable, 1996 Lexus ES300 (auto with foot release park brake) – which has done 140k kms/85k miles.
